Acting for a tenant Jaggard Macland LLP achieved a significant 71% saving against the landlord’s dilapidations claim. Dilapidations represent ‘an exit cost’ for a tenant at the end of their lease. These costs are typically attributed to putting the property back into its original, pre-let state, i.e. repairs, decoration, or reinstating any alterations.

Our specialist team negotiated on an office building in Beaconsfield on behalf of the tenant. The landlord’s claim was significantly more than they had budgeted which made our client understandably concerned that they were going to have a significant unexpected outgoing.

Jaggard Macland LLP inspected the property, reviewed the schedule of dilapidations and put together a negotiation strategy to minimise the settlement amount using Section 18 arguments. After six months of negotiations, a much-improved settlement was achieved, with a 71% saving made against the landlord’s initial claim. We are proud to have helped our client, who was delighted with the considerable cost savings.

“Steven Macdermott, thank you so much for your brilliant work. We feel very blessed to have benefitted from your services and it has been such a weight off my shoulders to hand over the negotiations to you. Your expertise has been invaluable and we will certainly be in contact should we ever need your help again.” Tenant, Beaconsfield.

Our experts have over ten years of experience within the industry, securing savings of 100%, in some cases. Jaggard Macland LLP are unusual in that we have both building surveyors and lease advisory surveyors advise as a combined team on any dilapidations claim. This allows us to produce unusual strategies and use lease technicalities to reduce any dilapidations claim.
