Dilapidations simply put are the maintenance and repairs required during and at the end of the lease, ‘exit costs’. These costs are typically attributed to putting the property back into its original, pre-let state, i.e. repairs, decoration and reinstating any alterations.

Dilapidations can be stressful for occupier as it can feel like a blank cheque. Our team can help by providing initial accurate budgeting and strategy advice. Once a claim has been received, we then provide expert guidance to achieve significant savings. We have a team that are specialists in advising occupiers on their dilapidations claims and in exercising break clauses.

Significantly, the team differs from the approach taken by many other firms in that it includes both building surveyors and general practice surveyors with valuation and negotiation skills.

Using this strategy means that Jaggard Macland are best placed to make sure that we use all the tools available to recover any loss from the tenant.

"Steven, thank you so much for your brilliant work. We feel very blessed to have benefited from your services and it has been such a weight off my shoulders to hand over the negotiations to you.” Andrew Hounsell, Managing Director at County Financial, Beaconsfield, Bucks.
