What type of building survey do you need?

We provide two main types of survey – The RICS Level 3 Detailed Building Survey (previously known as a Full Structural Survey) or RICS Level 2 HomeBuyers Survey. These surveys are undertaken inline with the RICS Home Survey Standards revised and implemented in 2021.

The resulting RICS Home Survey Standard is a fit for purpose standard for RICS members and regulated firms and delivers to current market needs. It is designed to significantly increase consistency, transparency and competency across all residential surveying in the UK and will be the single standard for condition-based home surveys. The concise mandatory requirements establish 'benchmarks' around which firms can design and deliver services that not only meet their clients' needs but that the public can recognise and trust.

In addition to the above, we can provide New Build snagging surveys. We can advise which one is most appropriate depending on the age, condition and characteristics of the property.

Previously known as a Full Structural Survey, an RICS Level 3 Detailed Building Survey is a wide-ranging inspection of a property. It is the most comprehensive of the surveys available for residential properties and provides a detailed evaluation of a property’s condition.

The RICS Level 3 Detailed Building Survey report will describe the condition of each element of the house and identify the property’s defects, their apparent cause, the urgency of repair, maintenance options and may also include an indication of the cost to repair.

Although this survey is more expensive, an RICS Level 3 Detailed Building Survey is a comprehensive and detailed evaluation of a property’s condition and construction as is most suitable for; older properties, listed buildings, buildings of non- traditional construction, buildings that have been significantly altered or buildings that you intend to renovate or alter.

The RICS Level 2 HomeBuyers Report is recommended when purchasing conventional, newer homes, which are thought to be in reasonable condition. It is the most frequently undertaken survey which provides an in-depth report of the condition of the property and will give you professional advice to allow you to make an informed decision of whether to go ahead with buying a property.

The RICS Level 2 HomeBuyers Report will not detail every single aspect of the building, but it does spotlight urgent matters that have a substantial effect on the value of the property and need attending to or further investigation. A comment on value can be provided, if required.
