TREND Networks complete head office relocation following a fire.

Jaggard Macland secure lease for new 15,000 sq ft property in High Wycombe.

We are pleased to have assisted TREND Networks Ltd to secure new office accommodation at 728 London Road, High Wycombe.

After a fire at a neighbouring office in Stokenchurch left TREND Networks without office space last year, many staff have been working from a temporary office in High Wycombe. However, what started as a tragedy has proven to be the catalyst for an exciting new era for TREND Networks and they will be moving into their new headquarters in early 2023. TREND identified the former Hyundai office as a suitable property with sufficient space to support their exciting growth plans; but required assistance to quickly secure a suitable lease.

As a partner at Jaggard Macland and specialist in working with office and industrial occupiers Simon Harper was delighted to be appointed by TREND on this project. “I specialise in ensuring all the specifics of the lease are understood and terms optimised” explains Simon. “I consider draft legal documentation very carefully to ensure these reflect the terms agreed and property to be occupied, whilst seeking to ensure future lease flexibility. A lease is a big commitment and in my experience, the small details can avoid problems later and potentially save significant sums of money.

“This was a great project to be involved with as TREND had a clear vision for how they wanted to use the property and an urgent need to secure a lease. I tried to ensure the lease permitted TREND to make significant changes to the layout of the internal space, but also ensure that the building services were fit for this purpose. The due diligence we did also revealed some previous historic industrial uses on the site, so I was keen to ensure that no potential liability for any contamination existed and with the River Rye immediately adjacent to the property I ensured that any flood risk was fully understood. Fortunately, we were working with a sensible local landlord who understood these concerns so we were able to agree reasonable solutions to all of the issues we identified,” concludes Simon.

TREND also appointed Tajinder Kaur Rai at Blaser Mills Solicitors who we worked with to agree the drafting of the lease and together undertook a full detailed due diligence exercise.

With the Lease completed, TREND appointed Form Workplace Solutions Ltd on a full fit-out which allowed them to occupy their new premises early in the new year.

This is a good example of an acquisition where all parties – Chartered Surveyor and Solicitors - worked well together to deliver the clients with a comprehensive property solution they urgently required.
