Jaggard Macland are proud to have successfully advised their clients how to adapt their approach over a three year period to maximise their investment in difficult circumstances. Jaggard Macland maximised the rental income of Bunkers Yard in Chesham by initially transforming it to a multi-let workshop estate, then ultimately to have successfully sold it for residential redevelopment.

New Rental Strategy

Initially Macland Surveyors were instructed to advise the owner on how to maximum the rental income when the previous tenant of the whole yard vacated.

  • Having reviewed the market, we advised the owner to market each individual unit separately and for them to be occupied on a licence to allow for an easy entry and exit to any of the units for the occupiers.
  • Based on the pent up demand for small workshops, we thought this was the best way to maximise the income and we are pleased to say that during our management, the property was nearly 100% occupied at all times and based on the sale price, a gross yield of nearly 10% was achieved at times.

Property Sale

Sadly the owner passed away, at which point we were asked to sell the property on behalf of the Estate. We are very pleased to say we obtained a great sale price, the proceeds of which will go to good causes as various charities are the beneficiaries to the Estate providing a positive outcome in unfortunate circumstances.
