Despite an extensive search conducted over many months, it proved difficult to identify the right property. That was until one of Jaggard Macland's extensive market contacts approached it with a well located modern office space that satisfied this requirement. This local landlord’s tenant had recently exercised their break option on an office suite at St. John’s Court. And that meant Jaggard Macland was able to ensure Saffery Champness was first in line to consider this ideal ‘off market’ opportunity.
Next, Jaggard Macland oversaw negotiation of a detailed heads of terms agreement that included an initial incentive package for Saffery Champness. With solicitors instructed, Jaggard Macland remained on hand to review the draft lease documentation and helped conduct a rigorous due diligence process that included analysing service charge information, securing landlord agreement for the proposed fit out and advising Saffery Champness on exiting its current office lease.
Within a short period of time, Saffery Champness had secured a lease for the property and was getting ready to make the move to its new office environment.
